実は大事!

こんにちは!連続登場の神谷です
今日は、「境界から建物までの距離」のことをお話します。
実は、このスペースはとても大事なんです
法律的には50センチくらいまで建物を寄せても問題ないのですが、
後々のことを考えると、余裕が欲しいところです
↑大信の分譲地では、境界から約90センチくらいは離して建物を立てています。
写真で見ても余裕がありますね
余裕が必要である、その理由は
①風通しと日当たり
②プライバシーの確保
③将来のリフォームに対応
大きくは以上の3点です
①風通しと日当たり はイメージしやすいと思います。
風通しと陽当たりを良くすることで湿気がたまりにくく建物も長持ちします
虫も付きにくくなります
②プライバシーの確保 は主に音と視線ですね
昔より生活音が聞こえにくくはなりましたが、
距離が近くなればなるほど生活音が聞こえやすくなりますし
換気のために窓を開けると、視線も気になりやすくなります
そして、意外と気付きにくいのは③将来のリフォームに対応 です。
家はメンテナンスやリフォームがつきものなので、
外壁や屋根、給湯器交換や太陽光設置など、
足場を立てるスペースや、搬入経路が必要になります
これは住んでみた直後では気付きにくいため、要チェックです
資材の高騰が止まらないため(資材高騰ブログ)、
土地を小さくして総額を抑えたいところですが、
境界から建物の距離を縮め過ぎない様、注意しながら大信は設計しております
(設計しているのは私ではないですが・・・笑)
